Roof Flashing Types: Where Oakville Roofs Leak First

Roofs leak at their joints. The metal sealing those joints is called flashing, and it goes wherever a slope runs into a chimney, a vent pushes through the deck, or two roof planes drain into the same channel. On most Oakville homes that metal handles more water than the shingles above it.


Here is what each type does, where it sits, and how to tell when one has quit working.


What Flashing Does

Flashing is thin sheet metal installed at every joint and penetration on a roof. It goes in layered, the same way shingles do, with upper pieces lapping over lower ones so water running down the slope stays on top of the assembly.


Shingles shed water across a flat plane. They cannot wrap a corner or seal against brick, so flashing takes those spots.


Failed flashing lets water reach the roof deck. The plywood swells, attic humidity climbs, and framing begins to rot. Most homeowners find out months later, when a stain shows up on a ceiling.


The Flashing Types on a Typical Oakville Roof

Most homes here use several of these at once.


Step flashing sits where a sloped roof meets a vertical wall, which covers dormer sides, additions, and the sides of a chimney. It is a series of individual L-shaped pieces, roughly 10 inches long, woven in with each course of shingles so water running down the wall gets caught before it reaches the deck. Manufacturer instructions are specific about size, overlap, and fastening, and the way each piece is layered into the shingle courses is what makes the assembly work. One piece out of sequence gives water a path to travel sideways behind everything.


Base and counter flashing work as a pair at masonry chimneys. The base piece sits against the chimney at roof level. The counter flashing tucks into a cut in the mortar joint and laps over the base, letting the roof and the chimney move independently through the seasons without breaking the seal. Caulk smeared along a chimney joint is a stopgap, and it usually means the metal underneath has already failed.


Valley flashing lines the channel where two roof planes meet. Valleys carry more water than any other part of the roof, and in this climate they also collect ice and debris. Open metal valleys handle both better than shingles woven across the gap. Ice and water protector belongs underneath either way.


Drip edge runs along the eaves and rakes, carrying runoff clear of the decking edge instead of letting it wick back into the wood. It is inexpensive, and on older Oakville homes it is often missing entirely.


Vent pipe boots are the collars sealing around plumbing stacks. The rubber cracks under UV exposure somewhere around the ten to fifteen year mark. Replacing a boot is one of the cheapest roof repairs there is, and a cracked one drips directly onto the deck until someone deals with it.


Skylight flashing is a four-sided kit that ties the unit into the surrounding roof. Most manufacturers supply flashing built for their specific model, and substituting generic metal can void the skylight warranty. Leaks around a skylight almost always trace back to this metal rather than the glass.


Apron and kickout flashing handle low roof-to-wall intersections. Apron flashing runs as one continuous piece along the base of a wall. Kickout flashing goes at the bottom end of a roof-to-wall junction and pushes water out away from the wall cladding. Homes built before roughly 2009 frequently have none, and the resulting rot stays hidden inside the wall for years.

Metal expands and contracts with every freeze-thaw swing, and Halton Region delivers dozens of them between November and March. Sealants stiffen and crack in cold weather. Ice dams at the eave push meltwater uphill and under the shingles, straight at flashing laps built to handle water moving the other way. Sliding snow catches lifted edges and peels them further.


Flashing that held up all summer can start leaking in February, and nobody notices until the spring melt.


Warning Signs Worth Acting On

From inside the house:

  • Water stains on ceilings or walls near a chimney, skylight, or dormer

  • Bubbling paint or soft drywall where an upper wall meets the ceiling, especially after wind-driven rain

  • A musty smell in the attic around roof penetrations

  • Daylight visible at any transition point in the attic


From the ground outside:

  • Rust streaks running down onto the shingles from a flashing joint

  • Caulk applied over flashing seams as the only visible repair

  • Lifted, bent, or separated metal edges

  • Cracked or shrunken rubber collars around plumbing vents


Why Flashing Should Be New on Every Replacement

Old step flashing has been bent, nailed, and weathered once already. Reusing it under new shingles saves very little on materials and buries a worn component under a new roof, where getting at it again means lifting the shingles you just paid for. Flashing is also poor territory for a weekend project. The sequencing has to interweave with the roofing material above and below it, and a mistake tends to stay invisible until the next hard rain. Working on a pitched surface with cut sheet metal carries its own risk.

How long does roof flashing last?

Galvanized steel and aluminum flashing generally run twenty to thirty years, which lines up with the service life of an asphalt shingle roof. Rubber vent pipe boots wear out sooner and usually need replacing every ten to fifteen years.

Yes. A single failed detail at a chimney, skylight, or vent stack is a standard repair. Shingles in the immediate area get lifted, the metal is replaced, and everything is relaid. If the roof is already past twenty years, replacing all the flashing during a full replacement costs far less than doing it piece by piece.

Sealant has a place at terminations and small gaps. On its own it fails within a few years, and it covers up the deterioration underneath in the meantime. Treat a caulk-only repair as something to get you through to a proper one.

Almost certainly the flashing. Skylight units usually outlast the metal integrating them into the roof, and the fix is reflashing the opening.

Most of it, yes. Binoculars from the ground will show rust streaks, lifted metal, and cracked vent boots. The attic covers the rest, since staining on the underside of the deck and daylight at a transition are both visible from a stepladder.
